Further Green Belt Housing Plans Revealed

William Davis Homes is the latest property developer to show its hand in Ruddington by publishing proposals for around 180 new homes it wants to build on “land off Mere Way”.

This is one of the Green Belt sites earmarked in Rushcliffe Borough Council’s Local Plan Part 2 – outlined in red above – which was formerly known as RUD13. RBC’s plan suggests 170 houses to fulfil its quota on this land – slightly less than these new proposals are showing. Leaflets, containing a ‘freepost’ comments form, have been dropping through village letterboxes over the last couple of days in what Pegasus Group is calling a “Public Consultation” on behalf of William Davis – in a similar vein to the one held by Instinctif for Bloor Homes in relation to another major development proposed on “land west of Wilford Road” (RUD01). Both these permissions will be dependent on whether the Government’s Planning Inspectorate decides to release these areas from Ruddington’s Green Belt, or not, following public hearings in December. At these hearings, residents and Ruddington Parish Council urged that Ruddington’s “unsustainable” housing allocation be reduced following unexpected permission being granted for 170 extra homes off Asher Lane (RUD07). In particular, it was recommended that plans for housing on flood prone RUD01 be dropped. So far, Asher Lane is actually the only site approved towards the now eye-watering potential Ruddington Green Belt total of at least 525 homes.

Meantime, William Davis’ dedicated website has just gone “live” and includes the map below suggesting how its houses might be arranged around the odd shaped plot – which borders Balmore Country House residential care home on three sides. Road access is from the existing roundabout on the A60/Mere Way – but the plans show no provision for a mooted future access through to Flawforth Lane. However, it is promising “pedestrian links” to the A60 and the “adjacent potential development”.

Affordable homes are listed within its proposed mix of housing including flats, older persons housing and family homes. Also included are areas of public open space, landscaping and children’s play, and “…strengthening of existing hedgerows to protect the character of Ruddington’s Conservation Area and provide a strong landscape structure within the site.”

William Davis says it intends to submit a planning application for this development in early 2019 “…once the community has let us know about our initial ideas for the proposals, and had an opportunity to give us your thoughts, suggestions and feedback.”
